Mi befolyásolja a vásárlói preferenciákat? - Empirikus kutatás négy hazai nagyváros négy lakótelepén
Abstract
As a part of a longer-term project, which focus on the transformation of local housing
markets in Hungarian regional centres in thisstudy we investigated some potential hidden
factors of buyers preferences in large-scaled socialist housing estates (LHEs) in five
Hungarian cities. This paper is a follow up publication ofa former one,focusing on one city
(Szeged) and pointed outsome relevantfactors affecting the sqm prices in longer term. In
this research we made a comparison and searching the common features between the
investigated LHEs from different locations, role in urban structure and local history. To
answer our research question we used combined methodology including data mining and
analysis, large-scaled field work, document analysis, media analysis, and a wide range of
interviews with local experts. As a result, we recognised, that there is not a model describing
buyers' preferencies. There are unique factors rooted in the building phases of LHEs
(Miskolc), or common ones, e.g. large-scaled regeneration programs (such as Panel
Programme), which able to moderate theformer sharper inequalities.
